Just thought I would share some statistics with ya! These are statics for the entire Austin MLS area.

"New Listings" average list price is up 17.08% to $299,625.
Sold average sales price increased by 12.52% to $254,548.
In 2006 it was $226,225 during the same week.

The Month in Review: February 2007 (February data coming soon!)
New listings were down by 16.32%.
Solds increased by 16.28%.
As for Average Prices:
"New Listings" average list price is up 15.65% to 298,480.
Sold average sales prices increased 6.45% to $232,259 compared to $218,188 in 2006.

What do these statistics tell me? New listings down tells me we are moving into a seller's market. Average sold prices up tell me our market is heating up.
